Hi, was wondering if anyone knew how much more cobbles or setts would be to lay more than normal brick paving on a driveway ?
If you have a rough idea of the M2 costs for both that would be great.

Cobbles or setts require much greater skill in the laying process and can look like a dogs dinner if too uneven.It should at least double the cost for materials and a bit more for labour also

How much would it cost to finish building this home?
THe builder apparently out of money. The home has electrical, plumbing, hvac ducts done, roof, doors windows complete… has to be brick exterior, needs driveway, landscaping, drywall, floors, kitchen, baths, and everything else inside finished. Just looking for some sort of ballpark estimate to get the home move-in ready. There is a lot of potential for instant equity with this home given it’s not going to cost a fortune to finish. 4070 Timber Crossing, Rock Hill, SC… Allen Tate’s page gives the most accurate pictures and description. I really appreciate any help!

The square footage listed on the site says 2400-3000. This house isn’t even finished on the outside. I would say that you’re only 1/3 of the way through with this house. It’s hard to tell you how much it will cost because I don’t know what your plans are on the inside of the house. You state that the electrical, plumbing etc… Has been done, but remember all of it has only been roughed in. Kitchens alone could cost in the $20k range. A ballpark estimate in my opinion would be in the $75k to $100k range to finish this house. Check with local contractors and see how much cost per square foot is running on a turn key job and tell him (or in my case a her) what you have. He should be able to quote you some sort of figure. How much to pave my driveway….?
I have seen many similar questions, but no real answers. I have a 23×35′ asphalt driveway, and I would like to know the price difference between resurfacing, bricking it myself ($2K in brick), concrete, and stamped concrete. I had a quote about a year ago, and I can’t remember the price, but he said it would have to be 1-1/2″ thick. It is such a pain to have someone come out and get a quote because I work all day during the week. Of course if I do anything other than asphalt, then I have an additional cost to rip out and remove the old asphalt.
Oh, please only respond if you have an answer with a price, not a “depends” answer — thanks!

Here’s your price (that 1 1/2 is bull)
This is the standard for 1 lift of asphalt 3/10ths of a foot.
The cost of installing a lift (no subgrade, no demo) plus 1 oil seal coat. With your 23x 35′ total 875 sq. Ft. @$2.57 = $2068.85
The demo cost is $9.42 per sq yard with a 3/10 of foot.
The flighby niters will come in cheaper it is biggest ripoffs I’ve seen they come with a cheap price it’s only 1 1/2 thick and no oil seal.

How much would it cost to finish this home?
The two story home is 2800 sq feet and has 4 bedrooms and 3.5 baths. Roughly 18 rooms in all. The outside structure is complete (brick, stucco, siding, roofing, windows, paved driveway) and it has the wall studs up. I was thinking I could have somebody complete the wiring, plumbing, flooring, and heating/cooling and I could tackle the rest. I was thinking it would cost less than $80M to finish. Does that sound right? Would it be better and/or cheaper to just hire a construction company to finish it? If it helps, I’m in the Kansas City, MO area.
By $80M I mean $80,000, some people use M to mean 000′s. Thanks for all the responses

2800sq’ and 18 rooms total in under $80,000,000 in KC… If you have $80 million to finish a 2800sq’ home then give me a call! DMC Engineering out of Wichita…
It all depends on the finishings you want to do. Believe it or not its the small things that add up such as redwood trim, premium carpet, fancy kitchen, premium bathrooms with granite floors… These things add up. You should call a contractor to discuss your idea along with your budget. A good contractor will tell you when he cant do something for that price so dont look badly when this happens (it shows honesty and pride in their work).
Make sure your contractor is licensed, insured, and bonded!!!!
Your wiring will cost you because a licensed electrician nas to sign off on it and then you have it inspected. Plumbing is the same issue and must be inspected prior to covering.
HVAC is, by far, your most costly investment. Get something with a high SEER rating and USE SOMEONE WHO IS LICENSED! The flow of air can make or break a system and cost you tons in utility bills if not some properly.
Insulation is fairly cheap but use a high R value, it’ll pay for itself.
Next is sheetrock and usually runs about .56/sq’ of wall space to hang and finish (not paint). Then comes your trim carpenter (very expensive due to their experience) and floor coverings.
Paint, the more colors the more money it costs and the quality matters.
Fixtures, this is a doozy… Light fixtures go from $5 up to $400 each, door knobs average $9 each.. These you can probably do yourself but i suggest an electrician again for this.
Hire someone to do this work, dont tackle it yourself. Get it done right..
It is cheaper for a builder to complete this work because they use the cheapest materials and dont do a great job (quantity over quality). Find a contractor you trust to make sure you dont get taken advantage of, its all about spending the money where it matters and not where it doesnt. Granite counter tops may seem great but a proper insulated home is invaluable.

Any suggestions on how to save $ landscaping front yard, paving and making sidewalks…???
As we are on a fixed budget but do need some work done and would like to keep this project as a DIY job, but don’t want to go broke doing it. This house has no garage, and only small stones in driveway, lawn is bare, no grass in some patches but has rose bushes, trees and some small plants…need all the info i can get, and what’s more cost effective? stone walk ways? brick, concrete? asphalt driveways? what shrubs make good walls? any suggestions would be very much appreciated!

You have to be careful buying grass seed. The cheaper stuff is most likely annual grass and will die after the season.
Check your local stores (walmart, kmart, Home Depot, Lowe’s etc) frequently. When a plant is past it’s bloom time, they will often mark them down half price. You won’t be able to enjoy the plant this year, but next year you’ll have beautiful flowers and shrubs at half the cost.
Concrete is expensive, but cheaper than asphalt. Cost will depend on how much you need.
Shrubs that make good walls are Forsythia, Rose of Sharon, and most types of evergreen.
